These questions are all important and should be asked and answered before you make a decision to remodel your home. Rule of thumb is as long as you plan to stay in your home for ten years and will enjoy the improvements you will be fine. Be aware of improvements that are too tailored toward you and not the mainstream (ALWAYS THINK - RESALE).

In general, big open kitchen family rooms tend to hold their value, and big master suites with nice sized closets and luxurious bathrooms are also very popular. It is also important that your home not be the nicest, largest home in the neighborhood, if this is the case you will have a difficult time with appraisals, as all the comparative sales will be lower than yours.

Be sure you improve your home in line with your neighborhood. Also, if you add on to your home by virtue of adding additional square footage, this will be easier to recoup your investment.

The market value of your existing home size can only tolerate so much improvement.
